How to price pressure washing jobs

Most pressure washing businesses price per square foot ($0.20-$0.40 for siding, $0.15-$0.30 for concrete) with a minimum charge of $150-$200 to make short drives across town worthwhile. The calculator above works back from your own rates and shows the effective hourly pay for each job.

Three pricing methods

1. Per square foot (recommended)

Measure or estimate the area, multiply by your rate. Fair to both sides and easy to defend in writing.

2. Per hour

Simple for odd jobs, but clients compare totals and you eat the cost when a job runs long. U.S. pressure washing pros average $80-$160 per hour.

3. Flat package prices

Common for repeat residential work: house wash + driveway bundles at a fixed price. Customers like the certainty; you win when your crew gets faster.

Why a minimum charge matters

Drive time, setup and teardown are real costs. A $60 driveway 30 minutes away can lose money at hourly rates - a $175 minimum, or a trip charge added below it, keeps small jobs profitable. The calculator shows exactly when the minimum kicks in.

Adjusting for your area

Wages differ a lot by metro: cleaner wages in Seattle run about 23% above the U.S. average, in Houston about 19% below. The calculator's city field adjusts automatically - or just enter your own rates if you already know your market.

How we estimate these prices

The default rates in the calculator sit in the middle of the published U.S. ranges; your actual price list should come from local competitors' quotes and your own costs. We checked HomeGuide's pressure washing prices and Angi's pressure washing cost guide when setting the defaults.

Sources we checked when setting these ranges: Housecall Pro — House Cleaning Prices in 2026, HomeGuide — House Cleaning Prices, and Workiz — House Cleaning Cost Guide 2026.

Hourly wage data comes from the U.S. Bureau of Labor Statistics OEWS, occupation 37-2012 (Maids and Housekeeping Cleaners). Our model multiplies estimated labor hours by a local hourly rate of $30–$75 depending on the market; see the calculator above for the full inputs.

Frequently asked questions

How much should I charge to pressure wash a house?

Most pros charge $0.20-$0.40 per square foot of siding. A 2,000 sq ft two-story house wash prices at $450-$650 in an average market.

How do I price pressure washing per hour?

Work out what a job pays divided by the hours it takes - most pros target $80-$160 per hour. If a job pays less than your target, raise the rate or add a trip charge.

What should a pressure washing price list include?

Per-surface rates (siding, concrete, deck, fence, roof), your minimum charge, trip charge policy and what is excluded (e.g. mold pre-treatment above a certain level).

How much should I charge for a driveway?

$0.15-$0.30 per square foot, with most two-car driveways landing at $60-$120 - below most minimums, so bundle it with a house wash or apply the minimum.

Do I need insurance for pressure washing?

Yes - one wrong pass can break a window or strip paint. General liability at $1M-$2M is standard before most residential clients will book.

How do I estimate square footage for siding?

Footprint x stories x 1.15 for typical shapes, or measure wall length x height per side. Most companies measure once and reuse the number for future visits.
